Home Loan

Purpose :

  1. For construction of house/flat.
  2. Purchase of residential house/flat not more than 15 years old.
  3. For takeover of housing loans from other banks/institutions.

 

Eligibility :

  1. Salaried Employees/Businessmen having regular source of income.
  2. Applicant should be in the age group of 21 years – 50 years to avail adequate repayment period.
  3. Where property is held in joint names all the joint holders should join as co-borrowers to the loan.
  4. Anyone or more of the close relatives may join as co-borrowers (spouse, father, mother, son, daughter only) if the income of the applicant is not sufficient to service the loan. If the amount of loan is more than Rs. 50 lakh, it can be disbursed in joint names with the other family members provided the joint income is adequate to repay.
  5. Where the property is owned by applicants spouse/parent who do not have independent/regular income they should join as co-borrowers irrespective of their age.
  6. Salaried employees should have minimum 2 years of confirmed service with sufficient take home salary after netting of EMI’s.

 

Loan Amount :

  1. Maximum of Rs. 50 Lakh.

 

Margin (if any) :

  1. 85% of the Agreement Value including agreement cost of house + stamp duty + registration.

 

Repayment Period :

  1. Maximum 15 years i.e. 180 Equal Monthly Installment.

 

Rate of Interest :

  1. 13% p. a. for loan up to Rs. 1000000/-
  2. 14% p. a. for loan above Rs. 1000000/-

 

Security :

  1. Equitable Mortgage of house property.

 

Guarantee :

  1. Two/Three guarantors required at the discretion of the sanctioning authority.

 

Documents Required :

  • a) For Salaried Individuals Applicant / Guarantors :
  1. Latest Three Months Salary slip & Form 16 A.
  2. Photograph and Identity Proof (Office ID Card/Pan Card).
  3. A photocopy of the first and last pages of Ration card & copy of PAN & Telephone/Electricity bills.
  4. A photocopy of Investments (FD Certificates, Shares, any fixed asset etc. or any other documents supporting the financial background of the borrower.
  5. A photocopy of LIC policies with the latest premium payment receipts (if any).Photographs (as applicable).
  6. A photocopy of bank statement for the last six months.
  • b) For  Self-Employed/Businessman :
  1. A brief introduction of Business/Profession.
  2. Balance Sheet, Profit and Loss account and statement of income with Income Tax returns for the last 3 years certified by a CA.
  3. A photocopy of Advance Tax payments (if applicable).
  4. A photocopy of Registration Certificate of establishment under shops and Establishments Act/Factories Act.
  5. A photocopy of Registration Certificate for deduction of Profession Tax (if applicable).
  6. Bank statements of Current and Saving accounts for the last 6 months.
  7. A photocopy of Certificate of Practice (if applicable).
  8. A photocopy of any bank loan (if applicable).
  9. A photocopy of the first and last pages of the Ration card & a copy of PAN & Telephone/Electricity Bills.
  10. A photocopy of LIC policy (if applicable).
  11. A photocopy of investments (FD Certificates, Shares, any other fixed asset).
  • c) If a flat is purchased from the Builder :
  1. Registered Sale agreement with the builder.
  2. 7/12 extract or property register card of the land under construction.
  3. Index II extract of your agreement with the builder.
  4. Copy of N.A. permission for the land from the collector.
  5. Search and title report (with the details of documents) for the last 30 years.
  6. Development agreement between the owner of land and the builder.
  7. Copy of order under the Urban land Ceiling Act.
  8. Copy of building plans sanctioned by the competent authority.
  9. Commencement certificate granted by Corporation / Nagar Palika.
  10. Building completion certificate (if available).
  11. The latest receipts of taxes paid.
  12. Partnership deed or memorandum of association of the builders firm.
  • d) If a property is being purchased is in a Co-operative Society :
  1. Registered Sale Agreement to assign / Deed of assignment.
  2. Original share certificate of the Society.
  3. Allotment letter from the society in your name.
  4. Copy of the lease deed, if executed.
  5. Certificate of the registration of the society.
  6. Copy of the byelaws of the society.
  7. No objection certificate from the society.
  8. 7/12 extract or property register card in the society's name.
  9. Copy of N.A. permission for the land from the collector.
  10. Search and title report (with the details of documents) for the last 30 years.
  11. Copy of order under the Urban Land ceiling Act.
  12. Copy of the building plans sanctioned by the competent authority.
  13. Commencement certificate granted by Corporation / Nagar Palika.
  14. The latest receipts of taxes paid.
  15. Occupation Certificate.
  • e) If constructing on own land :
  1. Original sale deed of land and extract of Index II.
  2. 7/12 extract or property register card in your name.
  3. Copy of N.A. permission for land from the collector.
  4. Search and title report (with the details of documents) for the last 30 years.
  5. Copy of order under Urban Land Ceiling Act.
  6. Copy of the building plans sanctioned by the competent authority.
  7. Building permission granted by Corporation / Nagar Palika.
  8. The latest receipts of taxes paid.
  9. Estimate of cost of construction certified by the architect.

 

Take Over of Loan :

  1. Repayment period in case of take over of loan generally not to exceed the residual repayment period of the transferor bank/institution or 15 years whichever is lower.
  2. Property should not be older than 15 years old.
  3. List of Documents in custody of other bank.
  4. Loan Statement of other bank.
