Mortgage Loan

Purpose :

  1. Business Expansion/Acquiring another asset, for any other purpose, but end use should be ensured.

 

Eligibility :

  1. Salaried Employees/Businessmen/Commercial organizations i. e. Ltd. Co. / Pvt. Ltd. Co. / Partnership / any other commercial organization having regular source of income.
  2. Individual Applicant should be in the age group of 21 years – 50 years to avail adequate repayment period.
  3. Salaried employees should have minimum 2 years of confirmed service with sufficient take home salary after netting of EMI’s.
  4. Professional, Self-Employed and others who are income tax assesse having net annual taxable income of Rs. 150000/- for at least 3 years continuously.

 

Loan Amount :

  1. a) 25 times of net salary in case of salaried person. Or
  2. b) 3 times of net cash accruals (Net of tax and drawing plus depreciation). Or
  3. c) 60% of agreement cost (if the property is less than 3 years old). In other cases, 60% of value as per valuation report.

a) or b) or c) whichever is lower.

 

Repayment Period :

  1. Term Loan – Maximum 7 years.
  2. Cash Credit – subject to renewal every year.

 

Rate of Interest :

  1. 15.50% p. a.

 

Security :

  1. Equitable Mortgage of Residential, Commercial Property.

 

Guarantee :

  1. Two/Three guarantors required at the discretion of the sanctioning authority.

 

Documents Required :

  • a) Original Title Deeds of the property offered for mortgage.
  • b) NOC for mortgage of property to the bank from competent authority.
  • c) Valuation report from the bank’s approved valuer.
  • d) For Salaried Individuals Applicant / Guarantors :
  1. Latest Three Months Salary slip & Form 16 A.
  2. Photograph and Identity Proof (Office ID Card & Pan Card).
  3. A photocopy of the first and last pages of Ration card & copy of Telephone/Electricity bills.
  4. A photocopy of bank statement for the last six months.
  • e) For Self-Employed / Businessman :
  1. A brief introduction of Business / Profession.
  2. Balance Sheet, Profit and Loss account and statement of income with Income Tax returns for the last 3 years certified by a CA.
  3. A photocopy of Advance Tax payments (if applicable).
  4. A photocopy of Registration Certificate of establishment under shops and Establishments Act/Factories Act.
  5. A photocopy of Registration Certificate for deduction of Profession Tax (if applicable).
  6. Bank statements of Current and Saving accounts for the last 6 months.
  7. A photocopy of Certificate of Practice(if applicable).
  8. A photocopy of any bank loan (if applicable).
  9. A photocopy of the first and last pages of the Ration card & a copy of PAN & Telephone/Electricity Bills.
  10. A photocopy of LIC policy (if applicable).
